Process
TRG has created an infrastructure that
minimizes the time and input required by the client. The process begins by the
by TRG reviewing the tax records, internal research and data, sales comps,
treasures records and other document to determine if further work will be
needed. This initial investigation and analysis is fee of charge and requires
very little client input. If TRG’s initial review determine that the assessment
warrants further investigation TRG will prepare and present a proposal to the
client outlining the services to be preformed and the fee options along with a
checklist of additional documents required by client. Once the client
determines the fee structure that works best for their organization TRG prepares
a very simple three page service agreement and agency authorization for the
client. Once the documents are executed and all documents are returned to TRG
the clients work is done. At this point TRG begins reviewing and analyzing all
of the clients documents, the County Appraisal of the property, market data ect
and formulates action plan for minimizing the assets property tax liability.
TRG them implements the action plan with conviction and persistence. Once a tax
reduction is achieved TRG will help facilitate a refund or estimate the reduced
liability and work with client’s lender to minimize impounds if applicable. TRG
will also reconciliate the tax bill once it is issued to ensure it reflects the
reduction achieved. TRG will keep the client informed during each stage of the
process.
Fee Structure
In most instances TRG offers clients an
option of fee structures ranging from flat fee to contingency fee arrangements.
Our contingency fee is truly a no risk alternative were absolutely no fees are
due unless a reduction in the tax liability is achieved.
In all cases however our fees are tiered, so our client only pays for the
services rendered by TRG. If TRG is able to resolve your property tax
issue through negotiation with the Assessing Authority your fee is less than if
they need to present the matter to an assessment appeals or board of
equalization.
Real Property Tax Management
We focus on minimizing our client’s
property tax burden not just for the current year but throughout the anticipated
holding period of the asset. We accomplish this through analyzing base year
valuations, annual assessment audits, tax protests, exemptions filings,
reclassifications and abatement challenges. We also work to maximize clients’
cash flows by minimizing impounds and expediting refunds. Our services include:

representing clients at appeals board hearings

Personal Property Tax Management
Although personal property tax
compliance reports can be confusing and time consuming, they must be closely
monitored or they can cost your company thousand of dollars in excess taxes. We
provide consulting services for the entire process: minimizing tax liability
through eliminating penalties by timely filing, reclassifying assets to maximize
depreciation, removing retired assets, correcting double taxation of
improvements, and performing appeal valuations. With regard to personal
