The Buying Process Steps

  1. Confirm Purchase Price

The Buying Process in Detail

The buying process in Turkey is quite simple and straightforward. Once you've chosen the right property, your Solicitor will prepare a contract for you, making sure you and your home are fully protected where necessary. Searches will be done to confirm your home has all the appropriate planning permissions and is also debt free.

All contracts are prepared in Turkish, so an official interpreter will be appointed to make sure you understand exactly what you are signing. An appointment will be made for you, your Solicitor, the Interpreter and the Seller to sign the contract and hand over the deposit.

Details of all foreigners buying in Turkey must be sent to the Turkish Aegean Army to make sure they aren't buying in a military area. We will handle this for you and your deeds will be issued as soon as this process is complete. Because of the large number of people buying property in Turkey at the moment, this can take up to 6 months. Your Solicitor will make provision for this in your contract.

When you receive your deeds and final payment has been made, your property is secure. We will then arrange for water and electricity to be transferred into your name.

Legal & Fees

Because we are not solicitors and the legal side of purchasing your property has to be dealt with by professionals in that field we will arrange a translator who will translate from Turkish to English all the legal requirements for purchasing property.  They will also prepare your sale agreement in English.

The following information is intended to help you understand the process of buying a house in Turkey and to give you an indication of the obligations of overseas home ownership. Having instructed a solicitor to handle the purchase, you have the reassurance that all important aspects will be covered.

Once the sale agreement has been drawn up by the solicitor, and the buyer & seller have signed it, the new title deeds (tapu) will be applied for. This process could take 2 – 3 months.

The title deeds will then be prepared into your name, which is signed in the presence of the notary. You can either attend the signing in person or appoint someone as power of attorney to attend on your behalf (which we can do for you). For the fees and taxes to be paid and for the title to be registered with the government land registry, the Notary is a public official who is present to officially certify that the title deeds have been prepared and understood by the parties concerned.

The legal translator’s costs : £80.00
